When we find a potential investment property, we next determine the actual value of the property.
Plumbers, electricians, and other trades-people investigate the property looking for hidden issues. A certified appraiser, familiar with the community and neighborhood of the property, then assesses the value of the property.
What we’re looking for is the information we need to know in order to make an appropriate offer on the property.
Our Loan-to-Value max is 65%. In this way, we ensure a 35% equity cushion.
With an equity cushion like that, we know the property can be sold for a profit even if the sale needs to happen fast.
Air-Tight Paperwork
Axe Real Estate handles all the paperwork required for the real estate transaction.
We make sure there are no loopholes in the mortgage, lease agreement, insurance paperwork, etc. that might leave the investor in the lurch.
Finding a Qualified Tenant
One of the primary risks in owning rental property is the possibility that the renters might miss payments leaving the investor to pay the entire mortgage.
While there are channels that property owners can go through to resolve this, those channels take time.
Under Axe Real Estate’s system, we guarantee the tenant for one full year.
If, after buying one of our properties, the tenant should leave for any valid reason we will replace the tenant at our expense and pay you the normal rent until a new tenant is found.
Because of this, up to 100% of your rents will continue to be paid.
